Electrical Installation Condition Reports (EICR)

All private tenancies starting in England after 1 July 2020 need electrical installations within the property to be inspected and tested to the current 18th edition wiring regulations. This needs to be conducted by a qualified person prior to the tenancy starting with regular inspections taking place after that. Breaching this regulatory requirement can result in your local authority imposing a financial penalty of up to £30,000 per breach. Luckily for you, we can help with this! New tenancies require that the landlord provides a new tenant with a copy of the most recent report before they occupy the property, as well as giving a copy of the most recent report to prospective tenants who request the report. This must be done in writing within 28 days of the request.

 

New electrical installations must be tested and landlords have a duty to:

  • Obtain a written report from the qualified electrical contractor inspecting the installation including the results of the test plus the date that the next inspection is required.
  • Within 28 days of the inspection provide a copy of this report to all tenants already living in the property
  • Provide a copy of the inspection report to the local authority within seven days if they request a copy.
  • Safely store a copy of the inspection report until the next inspection takes place upon which the copy needs to be shared with the contractor undertaking the next inspection.
